Our beautiful 2 Bedroomed Cottage is situated in its own secluded
grounds of 12 acres, surrounded by countryside and in an agricultural community,
yet close to all amenities. There is a small lake in front of the property and
the garden is bounded by the River Lary. A peaceful and tranquil holiday is
assured. Situated almost equidistant from Bordeaux, Angouleme, Cognac and
St. Emilion we are centered in the wine region. St Emilion.
The property
consists of a Farmhouse which can sleep up to 12 (or, outside the main season of
mid July to the end of August can be made available for parties of up to 7 at a
reduced rent) and the Cottage which sleeps up to 4.

Both properties can be rented together to
provide accommodation for up to 16, or separately.
Accommodation includes the
use of a 12 x 6m solar heated salt water swimming pool.
COTTAGE ACCOMMODATION
The Cottage – sleeps 4 (or 6 with the use of the sofa bed in the
salon) and includes heating by a wood burner in the kitchen diner and electric
radiators, making an off season let comfortable.
The Kitchen/Diner (5.40m by
5.60m) has a red tiled floor and is accessed by a door from the front garden.
The kitchen contains a hob with 3 gas rings and one electric ring, electric
oven, dishwasher, fridge/freezer and microwave. There is a dining table and 6
chairs plus large sideboard. This room that contains a wood burning stove in
case of a chilly evening or for winter lets.
This room leads to the Salon (6m
by 5.10m) which also has a door opening onto the front terrace, with a red tiled
floor It has a television (BBC 1,2,3 &4 and UITV 1,2,&3 among others)
with video / DVD player. The furniture includes two arm chairs, a sofa and a
sofa bed.
The Kitchen/Diner leads to a passage from which access is gained to
the ground floor double bedroom, the utility room, the shower room and the
separate W.C
The Utility Room contains the washing machine, iron and ironing
board and the hot water heater.
The Shower Room (2.60m by 2.10m) contains a
hand basin and a shower.
The large Double Bedroom downstairs (6.80m by 4.70m)
has a double bed, hand basin, bidet and wardrobes. There is a French window
leading to the back garden and the pool area.
From the Kitchen/Diner are the
stairs leading to the first floor where there is a twin bedded room (4.80m by
5.20m), with wardrobes, and which has windows onto the front
garden.

Prices are per week. Security deposit of £100 fully
refundable if no damage to property and left in a clean condition.
Changeover day is Saturday
unless agreed with the owners.
All linen and towels are included, free of
charge. Please bring your own pool/beach towels.
All lettings commence
at 1600 on the first Saturday and end at 1000 on the last Saturday, unless
agreed with the owners
Cot(s), Highchair(s), pushchair and buggy are
available (no extra charge) - request in advance from owners.
LOCATION & THINGS TO DO
Situated almost equi-distant
from Bordeaux, Angouleme, Cognac and St. Emilion all under an hour away, and
close to the Cotes du Blaye and Cotes du Bourg appellations, we are in the
centre of the world famous wine region.
CERCOUX (the nearest village) is 5
minutes away and has a bakery which delivers to our property, a small general
store, two garages, two hairdressers and a bar / café / restaurant – “La
Forestièrre”.
FOR CHILDREN
BEAUVALLON (near Montguyon – 10
minutes away) and PARCOUL ( near CHALAIS – 20 minutes away) are two converted
sand quarries that have sandy beaches, swimming lakes, pedallos, cafes and bars
and, in the case of PARCOUL includes a water slide. Perfect places for
children.
RIDING
In Montguyon there are stables from which you can go
riding. There are other stables not far away as well.
WALKING
& CYCLING
Around our Farmhouse and Cottage there are over 90 kms of walking and
cycling paths. Whether a short stroll through nearby fields and vineyards or for
a day out there are walks to suit everyone.
Bicycles can also be hired by
the week, for your stay and they can be delivered and collected.

CANOEING AND
KAYAKING
There are canoe hiring stations on the River Dronne at Coutras and
St. Aigulin.
MARKETS
There are traditional French Markets all over the area.
The closest are Sunday – LIBOURNE, Monday – CHALAIS, Thursday – MONTENDRE,
Friday – RIBERAC, Saturday COUTRAS and BLAYE.
TOURISM
The best way to see what is out
there for visitors is to get the MICHELIN GREEN GUIDE for THE ATLANTIC
COAST.
Within an hour or so’s drive are BORDEAUX, COGNAC, BLAYE (with its
Vauban designed citadel), AUBETERRE (with the largest monolithic church in
Europe), and ST. EMILION (a mediaeval village and centre of the wine
appellation).
The GIRONDE ESTUARY is just over an hour away, with its
connections to the Pilgrims’ Route to St. Jacques de Compostella, the recently
discovered Roman town at FA, The fortified towns of PONS and ANGOULEME are also
within and hour’s drive.
Slightly further away, near ARCACHON, is the
Dune de Pyla, the largest sand dune in Europe.
WINE
TASTING
There are over 1,300 Chateaux in the St. Emilion and Pomerol wine
region alone. Cotes du Blaye and Cotes du Bourg are a short distance away and
visits and tastings are encouraged. We can arrange for a tour of two local
vineyards (where the tour is in English) if requested. They are Chateau
Magdalene in MONTGUYON (for Bordeaux and Pineau de Charente) and the Domaine de
Graves D’Ardonneau in the Cotes du Blaye region.
COGNAC, home to many of
the great distilleries, also has guided tours, in English, notably Martell,
Hennessy and Remy Martin.
RESTAURANTS
There are several restaurants
in the area and even a take away pizza shop in MONTGUYON. Most of the local
restaurants have been checked by the owners (in the interests of market research
only of course) and include ST. AIGULIN, CLERAC, MONTGUYON, COTTIERES, and
CHEVANCEAUX.
GETTING HERE
By Ferry from UK to Caen, or St. Malo
from Portsmouth or Weymouth. Foerm Caen we are 6 and a half hours and from St.
Malo we are 5 and a half hours. Full "How to Get Here" instructions are sent to
each visitor.
From Calais it is about 9 hours by Road.
By air
using Flybe or Ryanair to Bergerac and Easyjet, Flybe, BMIBaby and BA to
Bordeaux.
We are just over an hour from Bergerac and about an hour from
Bordeaux (71 km) and the same from Angouleme.
If hiring a car it is best
to take advantage of the facilities offered by the Flight companies although it
can be arranged locally in Libourne.
