This is a lovely property situated in a quiet location yet within easy reach of all amenities. It is comfortably furnished retaining character and original features, equipped to a high standard, and set around an enclosed sunny courtyard with a children's play area.
Leisure facilities include a large garden comprising a lawn suitable for ball games. A large heated swimming pool with Roman end, sunbathing terrace and lawns. The pool is heated by solar panels. Situated adjacent to the pool there is a large open barn complete with bar area, BBQ, fridge and patio furniture. Here are various games and activities suitable for all the family including a darts board, board games, books and toys. WIFI available.
The farmhouse can accommodate 3 families, however if you have a group of more than 14 people there is a seperate 2 bedroomed gite , 2 bedroomed gite and 1 bedroomed gite which can be let together with the farmhouse.

ACCOMMODATION
The Farmhouse is a comfortable family home which sleeps 14 people plus a toddler and a baby in 5 bedrooms.
On the first floor a large landing area leads to 4 bedrooms, a bathroom and a separate toilet. Bedroom 1 sleeps two people plus a baby and is a double bedded room with an exposed beamed ceiling, furnished with a wooden Mothercare cot and changing unit. There is an ensuite bathroom off comprising bath with shower over, toilet and wash basin. Bedroom 2 sleeps four people and has a set of bunk beds and 2 single beds, there is a selection of toys, a TV and films in this room. Bedroom 3 sleeps four people and has two double beds. Bedroom 4 sleeps two and has a double bed.
The bathroom has a low sloping ceiling and comprises a bath with hand held shower unit, a bidet and a wash basin. There is also a separate toilet.
On the ground floor there is a traditional French oak fitted kitchen fully equipped with dishwasher, microwave, toaster, kettle, coffee maker, fridge, electric oven and gas hob. The kitchen is furnished with a table and chairs to seat four people. The kitchen leads to a dining room with large table and seating for 12 people. There is a large lounge furnished with comfortable sofas and chairs with patio doors opening onto the courtyard, an open fireplace and exposed beams. The lounge is equipped with a 36" wide screen TV with English language satellite channels and a DVD player.
The fifth bedroom is situated on the ground floor, it sleeps two people plus a toddler in one double bed and one toddler bed. There is a shower room and a separate toilet on the ground floor also. Washing Machine.
To the rear of the farmhouse is an enclosed seating area complete with summer kitchen, BBQ and patio furniture for al fresco dining.
The Farmhouse is suitable for all year round use being fully heated via an oil central heating system and in addition has an open fireplace in the lounge. A supplement may apply for use of the heating system please ask for full details.

LEISURE ACTIVITIES
There is a large recreation area at the rear of the Property which is fully enclosed by a wall and safety gates. Within this area is the swimming pool which is 10m x 5m with additional 2.76m Roman end steps. The swimming pool depth is 1.20m sloping to 1.80m. Beside the pool there is a large terrace with sun loungers sheltered by the Fossil wall, (Fossils personally selected by our daughter Megan) and surrounded by lawns. Behind the swimming pool is a large lawn suitable for games and outdoor activities, a selection of which are available. Summer Kitchen.
Adjacent to the swimming pool is a large traditional open barn equipped with a BBQ, fridge, tables and chairs. This area is undercover and provides plentiful shade for those hot days and evenings. Within this area are also various activities including a darts board, books, games and toys suitable for all ages to enjoy.
The front of the property opens onto the enclosed courtyard. The children's play area is situated here at the side of the courtyard. The play area is equipped with a playframe comprising climbing platform, slide and swing. There is an additional swing situated in the tree.
