This is a lovely property situated in a quiet
location yet within easy reach of all amenities. It is comfortably
furnished retaining character and original features, equipped to a high
standard, and set around an enclosed sunny courtyard with a children's play
area.
La Forge actually consists of 3 seperate buildings, the
farmhouse (5 bedrooms), the Lodgehouse (1 bedroom), and the pumphouse (2

Shared leisure facilities include a large garden comprising a lawn
suitable for ball games. A large swimming pool with Roman end, sunbathing
terrace and lawns. Situated adjacent to the pool there is a large open barn
complete with bar area, BBQ, fridge and patio furniture. Here are various games
and activities suitable for all the family including a darts board, board games,
books and toys.

ACCOMMDATION
The lodgehouse is a detached holiday home on 2
floors sleeping up to 4 people. The Lodgehouse is ideally suited for a couple or
a young family.
On the ground floor of the Lodgehouse there is aliving room
which has an archway opening into the kitchen. The living room has comfortable
seating and is equipped with a dining table and chairs to seat 4 people. The
living room is furnished with a large screen TV with satellite channels and a
DVD player. There is a selection of DVD's available to borrow. The kitchen is
equipped with fridge, gas cooker, microwave, kettle, coffee maker and toaster.
There is a separate toilet and a shower room with wash basin, bidet and
shower also situated on the ground floor.
The first floor is accessed via an
open tread staircase from the living room, giving direct access into the bedroom
which has a double bed and 2 single beds.
There is a large, enclosed
seperate garden to the front of the Lodgehouse which is equipped with patio
furniture and a BBQ for outside dining. The garden is accessed via a single gate
off the courtyard.
The Lodgehouse is heated via a woodburning stove situated
in the living room and is suitable for all year use. Special rates can be
negotiated for long term lets, suitable for house hunters or similar. The
Lodgehouse is also suitable for short breaks.
Shared facilities include use
of the swimming pool and recreation area, the playarea and the laundry room.
There are a selection of toys, books and DVD's available for guests to borrow.
Leisure Activities
There is a large communal recreation area at the rear
of the Property which is fully enclosed by a wall and safety gates. Within this
area is the swimming pool which is 10m x 5m with additional 2.76m Roman end
steps. The swimming pool depth is 1.20m sloping to 1.80m. Beside the pool there
is a large terrace with sun loungers sheltered by the Fossil wall, (Fossils
personally selected by our daughter Megan) and surrounded by lawns. Behind the
swimming pool is a large lawn suitable for games and outdoor activities, a
selection of which are available.
Adjacent to the swimming pool is a large
traditional open barn equipped with a BBQ, fridge, tables and chairs. This area
is undercover and provides plentiful shade for those hot days and evenings. It
is also useful for enjoying being outside in warm weather during the occasional
shower. Within this area are also various activities including a darts board,
books, games and toys suitable for all ages to enjoy.
The front of all three
properties open onto the enclosed courtyard. The children's play area is
situated here at the side of the courtyard. The play area is equipped with a
playframe comprising climbing platform, slide and swing. There is an additional
swing situated in the tree.
Should you require there is a shared separate
laundry room situated within the courtyard furnished with cleaning materials,
washing machine, ironing board and iron.

Price includes hire of bedding and bed
linen.
We request that the property is left in the same condition as
found.
We do not supply towels as standard but do have a selection available
to hire if required and reserved in advance, subject to availability. Rates are
given below:-
Pack 1 - 1 bath towel, 1 hand towel and 1 pool towel = £7 per
stay
Pack 2 - 1 bath towel and 1 pool towel = £5 per stay
Pack 3 - 1 bath
towel = £3 per stay
Pack 4 - 1 pool towel = £3 per stay
Hire prices
include end of stay laundry. We require that all party members wishing to hire
towels take the same towel pack.
There will be a £200 secuirty deposit which is fully
refundable if no damage to property or breakages.
Location
Situated at the edge of the village of Oulmes our
properties are quiet but within easy walking distance of local amenities. Shops
include a baker, small shop, post office, hairdresser, garage, bar/tabac and
restaurant with bar also providing a take away pizzeria. The historic town of
Fontenay-le-Comte, the large city of Niort and the picturesque village of Coulon
on the Marais are all within 20 minutes drive, all have tourist information
offices and offer shopping facilities, numerous restaurants and leisure
pursuits. Nearest supermarket is 10 minutes away.
Located in the 2nd sunniest
region in France we are 5 minutes from the canals of the Marais Poitevin (Green
Venice).
The forest at Mervent and lakeside beaches are within 15 minutes.
We are 1 hour from the lovely Vendee coast, known for its wonderful
coastline and year round warm climate, vast sandy beaches, sea fishing, mussel
and oyster farming. Beaches close by include L'Aiguillon sur Mer, Faute sur Mer,
La Tranche sur Mer and Les Sables d'Olonne famous for its boat races such as the
Vendee Globe, fantastic beach and Zoo. The beautiful historic harbour of La
Rochelle with its two towers and the Aquarium, La Rochelle also provides the
opportunity to take a boat trip to visit the adjacent islands. Visit the island
of Ile de Re accessible by car for fantastic beaches with calm shallow waters,
the island also host numerous oyster bed farms which sell direct to the public.
We are ideally located minutes away from the A83 motorway,
being 3 hours from St Malo and 4 hours from Caen ferry ports. Contact us

Nantes and Poitiers airports which offer low cost airlines.
