This beautiful 250 year old farmhouse has been converted to the highest standards and is set in a small hamlet in South West France, surrounded by sunflower fields and vineyards yet only 25 minutes from Royan with its wonderful beaches. Cognac is 35 minutes drive.

The house is completely secluded, set in more than two acres of garden and woods with, a large salt water private pool,which is now heated by our new isothermique solar type fitted cover (which brought the temperature up to 31 degrees, several days during August 2017, which was remarkable!) and as we are in the second sunniest area of France, after the Riviera at 2500 hours, it bodes well for our pool.The house is surrounded by vineyards, producing, cognac, wine, and our local speciality, pineau des Charentes, a strong aperitif.!

Features include a private salt water swimming pool with 110 decibel alarm system, and CCTV camera for added safety, there are 2 conservatories, 6 bedrooms, 4 bath/shower rooms, 2 kitchens, 2 acres of lovely gardens and woodlands, table tennis...

The property can be closed off upstairs and let as a 3 bedroomed holiday home sleeping up to 7, if preferred

The main kitchen has the latest Electrolux induction hob, with many safety features, and the Whirlpool oven is state of the art.There is also a microwave with grill, large toaster, electric kettle, coffee perculator, electric whisk, bar-style wine opener

We have most electrical gadgets for ease of cooking. A large fridge[supplemented by a front loading freezer] in the garage also, new Siemens dish washer with special fast programme. The new 50L kitchen waste bin is electronic, and opens and closes automatically.

The garage holds the 2 washing machines, 10 and 6kilo capacity, and a dryer for winter times.

For the first floor there is a kitchenette with electric hob, grill, fridge and sink unit.

 
The Main Lounge has a huge sofa that can seat 6 adults or 8 children. We have Sky television, full NETFLIX and YOU TUBE, a DVD player, a Video player and a Stereo/CD player. There is also a glass fronted, wood burning fire, dimmer lights, beautiful custom made wall units and high quality Charentaise furniture. The 2nd lounge is on the first floor with sofa bed and table.

The Front Conservatory is an ideal place to have breakfast and to relax in before the Sun makes the temperature a little uncomfortable.

The pool conservatory, which is shaded all day, has glass sliding doors which open the room 66%. Inside there is a drinks fridge, and an ice-cube making machine churning out cubes to your requirements!  There is a superb Pioneer stereo system, with dozens of CDs, classical, pop, romantic etc. Facing the pool is a CCTV camera transmitting photo and sound to a 21" monitor in the kitchen, bringing peace of mind for parents!. The main conservatory is at the front of the house, and beautifully furnished as a breakfast area.

Bedrooms - The Ground Floor has one bedroom with a large king size bed plus TV/DVD/CD player, huge custom made wardrobe, the second bedroom has a large double bed and a single bed, 2 electrics skylights, Sky TV /DVD And very large wardrobe, hairdryer,and is adjacent to the main bathroom. The third bedroom has two single beds and en-suite power shower and washbasin,  hairdryer. There are double doors onto the terrace. Also a door into the pool conservatory, which has a drinks fridge. The first floor apartment has a huge bedroom with 2 single beds, a double sofa bed, electric skylight, Sky TV/DVD, hairdryer, and computer. The second bedroom has two single beds, the open plan bedroom has a large single bed, and the apartment lounge has a double sofa bed.

Bathrooms - The main bathroom has bath with shower attachment, twin washbasins, and dressing room type spotlights.

Off the bathroom is a walk in shower room/wetroom. There is another bathroom and toilet, and another separate toilet on ground floor. The first floor has toilet, wash basin and power shower.

There are 2 travel cots and a high chair available.

 

4 bicycles available, and 2 boule sets, table tennis, scrabble, lots of books.

Well behaved pets are welcome.

By closing off the upstairs part of this property we can let as a 3 bedroom configuration sleeping up to 7

 

This property is completely private and you will have exclusive use of all facilities.

 

OUTSIDE LEISURE 

Beautiful well kept gardens include many varieties of fruit trees including apricot, fig and cherry. Gardens have 11 security lights for nighttime security. Large woodland area for country walks. River Seudre is near the end of the garden for fishing.

Large salt water private pool,which is now heated by our new isothermique solar type fitted cover (which brought the temperature up to 31 degrees, several days during August 2017, which was remarkable!) The 10 x 5 metre walk-in swimming pool has a cover that complies with French NF P90-308 safety regulations. The shallow end starts at 3ft (1.05meters) and goes up to 6ft (1.65 meters) at its deepest. There is CCTV in the kitchen overlooking the entire pool area for piece of mind for parents whilst cooking.   On entering The swimming pool alarm system is triggered by any weight over about 10 kilos falling in. There is a pool alarm which has a 110 decibel siren.  This complies with regulation NF P-307. 

There is also a shower attached to the pool house and a large stone barbecue adjacent to the pool. The pool has underwater lighting and spotlights that overlook the entire pool area and garden.  We have the latest pool robot, which cleans the bottom, sides, and the steps.

The pool area is totally secluded, not overlooked from any direction.

 

The dining table adjoining the pool seats 12 people and there are several loungers around the pool. There is a smaller dining table in the shade in the front garden.

Our horse Quassine, and her pony friend Suki, are in the fields adjacent to the garden .They are happy for children to feed them carrots and dry baguettes.

Stephen was the perfect host!  He made sure that we had everything we needed and more!  We had such a chilling week at the pool, exploring the woods and local beaches.  Stephen was so patient with our dog, even though our dog stole his biscuits!  There was a huge garden to explore and relax in, and we had a clean spacious bedroom.  Our doughter loved saying hello to the horses and duccks and had a blast in the pool.  We had a great BBQ under the millions of stars and listening to the night owl.  Thank you.  August 2019.

 

A fabulous host who listens to his guests.  Very discreet, let us enjoy his corner of paradise.  It feels good, sweet sound of birds.  Swim at the top. Rooms very clean, spacious, functional with a lot of privacy.  Great vacation place.

Had the pleasure of staying at the fabulous Farmhouse near Royan and astounding is an understatement. I was part of a lucky group of 8 and this review is reflective of the entire groups experience . The property is exceptionally maintained, clean and tidy throughout with everything you could possibly need at hand. It was a delight to wake up in the morning to the sound of a variety of birds and wildlife then walk out onto the picturesque garden and jumping into the thermal heated swimming pool. The saltwater pool was always warm and extremely clean which meant for plenty of enjoyment and use. The magnificent owner Stephen had thoughtfully prepared enough sun loungers so we could all sunbathe around the pool during the day. The BBQ was also at hand which was thoroughly enjoyable with even a great sound system to set the ambiance and party mood. The group and I shall definitely be returning back here and I would recommended anyone thinking of staying here to do so. The farmhouse has a rare trip advisor certificate of excellence and I can confirm it is fully deserved and justified. If I could give 10 stars I would!    June 2018

We have just returned from a wonderful week's holiday in this lovely location in the Charente-Maritime. Farmhouse near Royan  is a really great house to rent for a family holiday, lots of space for a large family gathering, well furnished and set in superb grounds. The swimming pool is a real asset and beautifully maintained. The grandchildren loved the short walk down the grassy lane to feed the horses, each day. The horses seemed to enjoy it too. Stephen, the owner, is a great character and a real gentleman. He entertained the whole family and added enormously to the holiday. He has a rich fund of stories and memories. He also know the area really well and made excellent recommendations each day, which added to the experience. “A lovely family holiday in a peaceful rural French environment”     Reviewed 1 week ago for a stay in July 2017

We had a lovely family holiday at Farmhouse near Royan. The spacious property allowed us to spread over 5 bedrooms and there was still lots of space to spare. We especially enjoyed the warm clean pool, games of table tennis and boules and the peaceful rural environment - hedgehog and owls most evenings, hoopoes and deer sometimes. The owner, Stephen came most days to check the pool and is always happy to offer local info and a friendly chat. We had a great tasting at a local wine/pineau/cognac vineyard with Stephen. We recommend visits to Ile de Re, La Rochelle, Saintes, Pons, Talmont (especially on Tuesday evenings in the summer when there is a son et lumiere and shops open until late) and Meschers. The best beaches we found are at St. Georges de Didonne (park almost on the beach ) and Royan. All in all a lovely holiday and happy memories.

We have just had a fabulous holiday staying at Farmhouse near Royan. The house and garden and pool were just what was required. Having breakfast and our evening meals in the conservatory overlooking the garden was great. The house was very large and comfortable, and the addition of Sky TV [with the sports channels] was a great bonus.

Stephen, [the owner], was very obliging, and had plenty of information regarding the local and coastal areas, and local restaurants. He now feels more like a friend rather than someone who rented his house to us. Looking forward to returning.

Just got back from a 2 week holiday. 13 of us stayed there and I was slightly concerned we might get under each others feet - but no risk of that! The place is huge and we had loads of space.
The property was exactly as described in the details on the website and actually exceeded expectations in many ways. I had a minds eye image of sitting reading under the trees in the garden with a good book and a beer, with the kids (young adults actually) messing about in the pool and everyone chilled. Fully achieved many times!
Ther location is great - 25 mins from the beach, 30 mins from Royan and Cognac and 60 mins from La Rochelle - all visited during our stay and recommended.
We also visited the restaurant at Etang da Brousse, recommended by Stephen and had a great meal up there - 4 courses for 18 euro. Food was lovely!
The wine tasting evening arranged by Martin/Wendy (friends of Stephen) is also a fun way to spend a couple of hours - we bought loads of wine from them at great prices.
All in all we had a great holiday and would thoroughly recommend it if you want a laid back gite type holiday in France in the French countryside, but close to lots of things to do.
The local 'patisserie' in Cravans sells fresh bread etc and is walkable if you fancy an early morning stroll or is a 5 min drive. The local supermarket is 10 mins drive away (Super U) in Gemozac and is large and reasonable value (10L of red wine for 15euro is not to be sniffed at!)

We were so pleased to see your website advertising Farmhouse near Royan, and fell in love with it instantly. We were certainly not disappointed with the reality!
Immaculately clean and tidy, and very well decorated. It certainly is the ideal place for a dream holiday, let alone a dream honeymoon!
We wanted for nothing whilst we were there, the house being very well equipped. We both loved the efficient power showers which were very refreshing after a day lazing in the garden or travelling around in our hire car.
Evenings we would go for a dip in the pool whilst crevettes and steaks sizzled on the barbie, and sit there until dusk when we would go to the very comfy bed provided by you, and sleep very well.

Your neighbours, Fernand and Evelyn were such nice people, nothing was too much trouble for them.
We were so impressed with the house that we have recommended it to all our friends. We had such a lovely relaxing time, that we cannot imagine anybody not thoroughly enjoying it there.
Thanks very much again, we hope we can book again next year, unless all our friends have bagged all available dates!!!

 

Well what can I say!!  
We returned after 7 years and had a great time, the house is just as we remembered it to be with the improvements that have been done are outstanding, great new oven and state of the art hob.
The whole place very clean with beautiful gardens & lovely pool, everything was great and as remembered including nice furniture, friendly horses, great local restaurants etc. 
Highly recommended this as a peaceful holiday for us and our family with lots to do or not do.
We'll be back.

Our holiday - August 2013 -- At a beautifully restored and extended farmhouse, Peaceful farmhouse could hardly be better situated. The sandy beaches of Royan and St Palais Sur Mer are 25 minutes drive away, the Roman city of Saintes is a similar distance.  "There's plenty of room in the house for two families, and the swimming pool is a delight. A well equipped and modern kitchen (persevere with the hob, you'll get there in the end), comfortable beds and English channels and sports on satellite TV.  "An impressive and very large hypermarket is 10 minutes drive away at Gemozac, and don't forget to check out the boulangerie and patisserie in Cravans (home made chocolates a speciality)."  Mr Dale 4 Sept 2013

 

 

 

LOCATION

The house is surrounded by vineyards, producing, cognac, wine, and our local speciality, pineau des Charentes, a strong aperitif.!

You definitely need a car to get around, but we also provide you with 4 bicycles of varying sizes, at no extra charge. Good for going to the local bakery in the morning. One kilometre, very quiet road.

The local village, Cravans has an excellent restaurant/bar and a baker's. St Andre de Lidon (5 minutes) has a general store, bakers, post office, and an excellent bistro/bar with menus at (approx)14.50 euros for a 3 course meal. At Gemozac (8 minutes) there is a large supermarket, a Lidl, five restaurants and a Friday market.

Meschers is a small fishing port on the banks of the Gironde just along the coast from Royan. Set into the cliffs here is a fascinating series of troglodyte caves which you can visit.
Visit the Ile d'Oleron and the Ile de Re, and the beautiful La Rochelle(1 hour). 
There is an excellent zoo at Palmyre -This 33-acre zoo is set in the magnificent forests and dunes of La Palmyre. A marked trail, dotted with lakes and ponds, takes visitors past some 1 600 animals from every corner of the globe. Carnivores live next to small pandas and suricates. Parrots and other birds of multicoloured plumage lead the way to hoofed animals and mastodons. The polar-bear pond is most impressive as is the reptile vivarium. Fascinating variety of monkeys.
Les Antilles at Jonzac - An indoor water park 35 minutes from our house.  Even in the sunny Charente-Maritime it can get chilly in the winter. That's perhaps why the huge Les Antilles water park at Jonzac is so popular. This indoor aquatic centre is one of the largest of its type in Europe, offering not just all-year-round swimming but slides, water toboggans, indoor beaches, beauty and fitness centres, tropical surroundings and great eating too. 
The warmth of the water is provided by geothermic heating which ensures that there is a great temperature here all year round. So it’s a great place to splash out and enjoy yourselves whatever the weather! 

So, you have surfing and sailing at Royan and St George de Didonne, horse riding at Epagnes and Cozes (ten minutes) and golf at Cognac and Saintes, and good eating everywhere!
Only 25 minutes from Royan on the coast with its wonderful beaches, or 20 minutes from the smaller resort of St-Georges-de-Didonne. Also close to the picturesque port of Mortagne-sur-Gironde with its three good and reasonably priced restaurants. Cognac is only about twenty five miles away, and its significance is self explanatory! The ancient town of Saintes is about twenty minutes. There are many Roman churches in the immediate vicinity. Take the ferry from Royan across to the Medoc, and visit the famous wine châteaux such as Lafite, Latour, Mouton Rothschild, Margaux and Petrus etc.  Beautiful botanical garden with more than 3 hectares and over 1500 varieties of plants, with picnic tables is only 5 minutes away from the house.  
A lovely fishing lake lEtang des Brousses with bar and restaurant is 5 minutes from the house. Fishing is 7 euros a half day. They will cook fish you catch. Trout, carp etc
There are good golf courses at Royan,Cognac,and Saintes.

Travel from the ferry ports of St.Malo 4hrs, Cherbourg 7hrs, Boulogne (Sea Ferries) 7 hrs, Calais 8hrs. 
The Airports of La Rochelle 1hr, Bordeaux 1hr 30mins and Angouleme 1hr 10mins.
